How We Collect Data

Every listing on CLTForeclosures.com is sourced directly from Mecklenburg County public records. We collect data from four government systems and cross-reference them to build the most complete picture of each property.

NC eCourts Portal

Special Proceedings

Every 6 hours

Foreclosure cases filed in Mecklenburg County Superior Court appear here first, often weeks before any public sale notice. We search for active Special Proceedings cases to build our early-lead pipeline.

What we collect
  • Case number
  • Filing date
  • Parties involved (borrower, lender, trustee, attorney)
  • Case status

Register of Deeds

Lis Pendens Filings

Every 12 hours

A Lis Pendens ("pending lawsuit") is recorded with Mecklenburg County when a lender initiates foreclosure. It is a public document that gives notice a property's title is in dispute.

What we collect
  • Grantor/grantee (borrower and lender)
  • Filing date
  • Book and page number
  • Document type

POLARIS Property Records

Parcel & Assessment Data

Every 4 hours

Mecklenburg County's "Portal of Land Records and Information System" holds the authoritative property record for every parcel in the county. We use parcel IDs found in court filings to enrich each foreclosure with property details.

What we collect
  • Parcel ID and owner of record
  • Property address and coordinates
  • Assessed and tax value
  • Property type, beds, baths, square footage
  • Year built, lot size, zoning
  • Prior sale price and date

Tax Collector

Delinquent Tax Foreclosures

Daily

Mecklenburg County publishes a list of properties in tax foreclosure. These are separate from mortgage foreclosures and represent properties where unpaid property taxes have triggered a county-initiated lawsuit.

What we collect
  • Property address
  • Parcel ID
  • Tax amount owed
  • Filing status

Update Cadence

New court filings are checked every 6 hours. Register of Deeds filings every 12 hours. Property enrichment from POLARIS runs every 4 hours. Tax foreclosure data updates daily.

When a new case is discovered from eCourts or Register of Deeds, it appears immediately in the listings as an Early Lead with limited data. Within a few hours, POLARIS enrichment adds full property details automatically.
